The order of a renovation, step by step

In what order do you renovate a house? From plan and quote via strip-out, structure and services to fit-out and handover. That way you avoid opening things up twice.

Complete renovation

in short

A renovation follows this order: plan and design, quote and schedule, strip-out, structure, services (electrics, water, drainage, heating, ventilation), closing walls and floors, plastering and tiling, carpentry and floors, painting and finishing, and handover. Keep to that order and nothing has to be done twice.

the full story

1. plan and design

Everything starts with knowing what you want and what is possible. Which wall can go, where does the bathroom go, how much light do you want in the kitchen. A good plan prevents discussion on site.

2. quote and schedule

With a worked-out plan a complete quote can be made, together with a schedule that shows per phase what happens when.

3. strip-out

Stripping back to what stays. This is also the moment surprises appear, such as rotten joists or old pipes. That is why a good inspection in advance matters so much.

4. structure

Walls out, steel beams in, strengthening floors, making openings, masonry. Everything that carries the house happens before anything else.

5. services

Electrics, water, drainage, heating and ventilation are installed while walls and floors are still open. What is right now does not have to be opened later.

6. closing up, plastering and tiling

Walls and ceilings are closed and plastered, bathroom and toilet are waterproofed and tiled.

7. carpentry, floors and painting

Cabinets, doors, stairs, skirting and floors go in. Painting comes last, so it is not damaged by other work.

8. handover

Through the house together, point by point. Whatever is not right yet is put right. At Freiwerk these steps are called getting acquainted, inspection, plan and quote, preparation, building and handover.
